A small land desk that does one thing well: we get the right lots under contract, then hand them to the builders who make them something better.
Prime Home Sites is a wholesale land business built around a contract-and-assign model. We don’t list property and we don’t take a commission on your build. We find teardowns and vacant lots in the paths where North Carolina keeps growing, put them under contract with our own capital and our own timelines, and then assign the purchase rights to a qualified custom home builder at closing. The land moves from a seller who wants a clean, quick deal to a builder who wants a lot worth building on — without either of us ever having to run an open house.
Most of what we do happens off market, and that is exactly where the discipline matters. It is tempting to chase deals that don’t fit — a lot that’s slightly too deep, a corridor that’s cooling off, a title that isn’t clean. We pass on those. We concentrate on the growth corridors of Raleigh, Charlotte, Durham, Cary, and the markets between them, and we hold a narrow set of standards on lot shape, access, utilities, and zoning context so that when something reaches your desk, it already looks like a build you’d want to take.
The way we work with builders is deliberately boring, and that is the point. We read your buy box before we send you anything. We keep our paper fast and honest — no repricing the same lot to whoever blinks last, no dual conversations dressed up as urgency. Builders on our list see matching deals first, get the real numbers, and know the assignment terms before they drive by. If it’s a fit, we close; if it isn’t, we both move on to the next one.
